Achieved prices from the official transaction register — not asking prices. Below are the median apartment, house and rent figures for all 212 Slovenian municipalities over 2024–2026, computed from 144,445 transactions on the open market. Every municipality has its own page with price history back to 2007, building permits and recent sales.

Frequently asked questions

Where does the price data come from?

Every figure comes from the real estate transaction register (ETN) kept by the Surveying and Mapping Authority of the Republic of Slovenia. Slovenian law requires every concluded transaction — sale and lease alike — to be filed, so these are achieved prices rather than asking prices. The data is published under CC BY 4.0.

Why are these prices lower than the ones in listings?

A listing shows what a seller asks; the register shows what a buyer paid. The gap is often a few per cent, and wider for illiquid property. On top of that we report the median of all transactions, while listings cluster where supply is most visible.

What does the median €/m² mean?

The median is the middle value: half the transactions closed below it and half above, per square metre. It beats the average for property because a handful of very expensive or very cheap deals cannot move it.

What period do these prices cover?

The headline figures cover the last two years of concluded transactions, so they describe the market as it is now. The trend charts run back to 2007 for sales and 2013 for leases — the years each register opened.

What is the gross rental yield?

Annual rent divided by purchase price, both as medians per square metre over the same period. It is gross: it deducts no tax, maintenance, management or vacant months. A net yield is usually a third to a half lower.

Why are some municipalities missing numbers?

A small municipality may see only a handful of apartments change hands in two years. We print a median only once a group holds enough transactions to mean something; otherwise a dash stands there. Every transaction is still on the interactive map.

Are all transactions included?

Prices use open-market transactions only. Sales between relatives, enforcement auctions, expropriations and finance leases are excluded because their prices do not reflect market conditions. The total count of recorded sales includes them all.

How often is the data refreshed?

The authority publishes a new annual file and tops up the current year continuously. The site is rebuilt on each release; the date of the last transaction and the date of the last rebuild are both in the footer of every page.
