Companies, municipalities, the state, associations and funds — everyone the cadastre names. Private individuals are not in this register and never will be: the source publishes them with no name and no identifier of their own, so they can neither be counted nor followed from one plot to another.

A share is a fraction
The cadastre publishes an ownership share as a numerator and a denominator, and that is how it is stored. A third of a plot is a third, not 0.3333, which is why the page can honestly say what is owned outright and what is not.

Frequently asked questions
Can I find out what an individual owns?
No, and that is not our decision but a property of the source. The cadastre does not publish private owners by name: they all carry the same marker, −1, one single value for a whole municipality, so they can neither be counted nor followed from one plot to another. Only owners the source names — legal entities and public-law owners — reach this register.
Where does the data come from, and how fresh is it?
From GURS's real-estate cadastre (CC BY 4.0), the same monthly archives the plots and buildings are mirrored from. Every profile prints the data date it stands on: "Vir: GURS, kataster nepremičnin · stanje …".
Is the list complete and legally binding?
No. The data is indicative. The mirror refreshes once a month, so a sale or a plot split filed a week ago may not be in it yet. For a legally binding statement of ownership, the land register and GURS itself are the authority.
What does a share of 1/2 on a plot mean?
That the company owns half of that plot and somebody else owns the other half — and if that somebody is a private individual, they are simply not in this register. Shares are stored as the fractions the cadastre publishes, so "owned outright" is exactly a numerator equal to its denominator, not a rounded number.
Why does the list show only plots and not buildings?
Because the ownership rows for building parts arrive in a different archive that this pipeline does not download yet. The column for the property type is already there, and the Buildings and Building-parts tabs switch on when the data arrives, with no change to this page.
Can I ask the reverse: who owns this plot?
No. The tool only ever answers "what does this company own", never "who owns this plot". That is a different question with different consequences for neighbours who are not in the register, and there is deliberately no such path.
Are the deals and prices for this land here too?
No. The transaction register is anonymised: a deal on land a company owns today is not necessarily that company's deal — it may be the previous owner's, or a neighbour who sold their share. Attributing such deals to a company would be wrong more often than right, so they are not here.
How many companies can I open a month?
The search is unlimited and free even without an account. Opening profiles is metered: the free plan opens three different companies a month, Standard ten, Pro an unlimited number. It counts different companies rather than queries, so re-opening one, or paging its list, costs nothing.
