About the project

What Draga Slovenija is

Draga Slovenija is a map and a set of pages showing what property in Slovenia actually sells and rents for. These are not listings: every transaction is filed in the official real estate transaction register kept by the Surveying and Mapping Authority, and the price in it is the price that was paid.

Until now that number was reachable only through official portals you have to know how to read. This site puts it on a map and on one page per municipality: median prices for apartments, houses and building land, rents, gross yield, the trend since 2007, building permits and the latest recorded transactions. Everything is computed ahead of time and served as static files; there is no sign-up, no account and no paywall.

The map covers 1.6 million sales (2007–2026) and half a million leases (2013–2026), 212 municipalities and 292 settlements or cadastral districts with a page of their own.

Who is behind it

The project is written and maintained by Matic Pogladič. It is published by Tehster OÜ, Sepapaja tn 6, 15551 Tallinn, Estonia, registration and VAT number EE102551716.

Draga Slovenija is independent. It is not an official site of the Surveying and Mapping Authority, not an estate agency, and not connected to any listings portal. The data is public; what this site adds is the processing and the presentation.

Data sources

All eight sources are public and cited with their licence:

1. Real estate transaction register — sales
   Surveying and Mapping Authority (GURS), annual exports 2007–2026, CC BY 4.0. Every concluded transaction with its price, property type, floor area and signing date.
2. Real estate transaction register — leases
   GURS, 2013–2026, CC BY 4.0. Filed lease contracts with rent, floor area and signing date.
3. Real estate cadastre — buildings and building parts
   GURS, the public KN_SLO_STAVBE export. Registration status, utility connections, floors, renovation years.
4. Parcels and parcel boundaries
   GURS, the public geodetic portal service; boundaries are drawn live on the map.
5. Building permits by municipality
   Statistical Office of the Republic of Slovenia (SURS), PxWeb table 1970717S — buildings and dwellings in issued permits per year.
6. Administrative construction acts (by building)
   Ministry of Natural Resources and Spatial Planning, the OBJEKTI_UA collection over OGC API Features.
7. Administrative construction acts (points)
   MNVP, the TOCKE_UA collection — every act in the country as a point layer on the map.
8. Map basemaps
   Esri World Imagery for aerial photography, and OpenStreetMap via CARTO for the vector basemap.
