Frequently asked questions
Do I find a single flat?
No. The apartment-building tab finds the building, not the individual flat: building parts are not part of this cadastre mirror, so you cannot filter by one flat's floor area or use, only by the whole building's own properties (year built, number of flats, floors).
Does the tool show who owns a property?
No, never. The source archives carry ownership rows too, and they are deliberately never read.
What does the "built-up land" filter on a plot mean?
It is the cadastre's own actual-use answer (use code 30, built-up land, or 31, building footprint), not a join to the buildings table: nothing in this mirror links a parcel row to a building row.
Why do I have to pick a municipality or a cadastral district?
Because a search needs an area scope. Without one the query would scan the whole country, and the tool refuses rather than answering slowly and uselessly.
Why does a large result read "more than 1000"?
The counter is exact up to 1000 results; past that, a bare count gets too expensive: over 5.8 million rows it takes 2.4 seconds and answers nothing anybody can act on. One search returns at most 500 rows for the same reason.
Why doesn't a building result open right on a pin?
A plot carries its own centroid in the cadastre, a building does not (that is how the source export is shaped), so a building result opens on the map through its cadastral district and building number, not through a coordinate.
How fresh is the data?
The mirror is refreshed monthly from GURS's own "kataster nepremičnin" bulk export. A parcel split filed a week ago may therefore not be in it yet.
