About the data

What this data is

Draga Slovenija shows every property sale contract recorded in the official property transaction register (in Slovenian, evidenca trga nepremičnin, ETN), kept by the Surveying and Mapping Authority of the Republic of Slovenia. Each dot on the map is one unit sold: a building part or a land parcel. These are not asking prices; they are the prices that were paid and filed.

This page says what is in the data and where it comes from. How the medians, yields and trends are computed from it is described in the methodology.

Period and freshness

The data covers 2007–2026. The latest recorded transaction is dated 11 Aug 2026, so the final year (2026) is incomplete: parties have until the 15th of the following month to report a transaction, and later months are not in this export at all.

The register is refreshed in quarterly exports, which we take in full and recompute from scratch. The date of the latest one is printed in the footer of every page.

Coverage

1,624,472 sale records in total, 344,444 of them carrying a reliable price per square metre.

The lease register

The Rentals mode shows recorded lease contracts from the same register, covering 2013–2026: 507,246 records, 454,450 of them with a computed rent per square metre per month. The lease register is a yearly snapshot of running contracts, so rents are counted on the year a contract was signed rather than the year it was filed.

What a reliable €/m² means

The recorded price covers the whole transaction, and transactions frequently bundle several units. A price per square metre is therefore shown only where it can be attributed to a single unit: exactly one building part sold in whole (accompanying land is tolerated, since a house sells with its plot), or a single whole plot and nothing else. Every other record stays in the data, without a price per square metre.

Price adjustment

The recorded contract price is the bare price of the property, and it usually leaves out the furniture, the kitchen, the parking space, the agency fee and the tax that the buyer pays all the same. The map settings therefore let you mark every displayed amount up by as much as 30%. The markup changes the displayed numbers only: the filters, the colour scale and the CSV export always work on the register's own values.

   Ministry of Natural Resources and Spatial Planning, the OBJEKTI_UA collection over OGC API Features.
8. Administrative construction acts (points)
   MNVP, the TOCKE_UA collection: every act in the country as a point layer on the map.
9. Map basemaps
   Esri World Imagery for aerial photography, and the Esri Gray Canvas basemap (Esri, HERE, Garmin, OpenStreetMap).
