# Draga Slovenija > dragaslovenija.si — achieved (not asking) property prices in Slovenia, computed from the > official GURS real estate transaction register (Evidenca trga nepremičnin, ETN) and > published as one page per municipality and per major settlement, in Slovenian and English. ## What the numbers are - Every headline price is a **median**, never an average. Property prices are right-skewed: a handful of very expensive transactions move an average and cannot move a median. The median is computed on the **price per square metre** of a single whole building part or a single whole parcel, so a contract bundling a flat with a garage never enters it. - Only **open-market** transactions are counted. Sales between relatives or related parties, enforcement and bankruptcy auctions, expropriations, finance leases and building-right transfers are excluded from every price, though they remain in the count of recorded sales. - The register records **achieved prices** — what was paid under a signed contract, filed as Slovenian law requires — not asking prices from listings. Listing prices are typically higher. - Rents are medians in € per m² per month, plotted by the **year the lease was signed**, because the lease register re-reports a running contract every year it stays in force. - Gross rental yield = median monthly rent per m² × 12 ÷ median purchase price per m² × 100. It is gross: no tax, maintenance, management, insurance or vacancy is deducted. - A median is printed only above a floor: 5 priced transactions in a breakdown group, 10 for a headline figure, 15 in a year for a point on a trend line, 20 on each side for a yield. Below the floor the page prints a dash, never an estimate. ## Coverage - 212 municipalities, each with its own page. - 292 settlements or cadastral districts above the page threshold (200 transactions in total and 30 in the last two years). - Sales 2007–2026 (about 1.6 million transactions); leases 2013–2026 (about 0.5 million contracts). - Headline figures cover the two-year window 2024–2026, counted back from the most recent transaction in the register. - SURS building permits per municipality per year, and MNVP administrative construction acts. - Data through 4 Aug 2026. The site is rebuilt on each release; the last two years are slightly under-filled because a transaction reaches the register weeks to months after signing.
